Oh and, regarding the trees, it doesn't seem to be a loading issue. All other trees around them are loaded perfectly fine/they never get that glitch. It's specific trees that have that issue, and they seem to have it at all times, no matter what I try. These buggy trees are just a texture/have no collision. Some of them have both, the normal tree and the buggy "texture tree" in 1, like inside each other.

I give up on trying to solve these, I'm probably only going to use specific parts of the map for pictures anyway, like the Times Square spot, which doesn't seem to have any issues.

P.S. There's stuff like floating Debris in some places too, and plenty of holes in buildings. Map seems to be quite buggy/I don't think it's an issue on my end. :P I saw others having the same issues in videos on Youtube.

For the record, I tried using a clean game copy (0 mods, clean update.rpf and all. I only installed this mod and nothing else.)

All 4 issues persist. (The white surface, the holes, the trees and the water.)

I tried the Remix 1.01 version too/non-moved one; no luck. Might be something related to the recent game updates; I'm clueless. Unless everybody has had this issue since day one, of course.
I tried using the Water Editor mod, and as Colton1070 stated, half the map is outside the game's "basic water tiles" let's say. I tried its "remove all water" function, and it erases up to like halfway through the map. The other half of it is outside the boundaries or w/e. (Not that it would be a proper fix anyway; it'd edit an entire water block, part of which is the shore around the town.)

P.S. Subways are filled with water too. Basically there's water underneath everything, so all areas that are below the water level are submerged. cray

Alright, I got some screenshots:

1) The white surface issue:

I can see this white layer on the streets too but only when I'm far from them. Once I approach, it disappears. But in some places like that rooftop, it stays there even when I get close.

2) The tree quality issue:

It's only some of the trees, and it doesn't change when I get close or far.

3) The missing object/hole issue:

I tried jumping in, and I fall through normally. It's not an invisible object that's there, there's nothing to collide on, it's an actual hole.

I tried quick saving while in LC. That's when I noticed these issues. I'm thinking I may have to load in LS and go there every time instead, I'm not sure. I'll try everything. Thanks again and sorry to be a pain in the butt!

I've done all of the things you mentioned, the water issue persists. :(

I'm thinking it might be some conflict with another mod I had previously installed, like VisualV or NaturalVision Evolved. Still, I've overwritten any existing popcycle.dat/popzone.ipl/weather.xml files, I am using a clean paths.rpf, I've done everything according to the installation guide within the archive; still can't seem to figure out what's causing it. Thinking of using a clean update.rpf to test it out soon.

Either way, I found some other issues as well. :/
Some of the building roofs have like a weird, flat texture. I can see underneath it when I move my camera, just like water, but from the top it looks flat.
I'll get screenshots soon.

Also some objects don't seem to be loading, the map has a few holes here and there as if something hasn't loaded on that spot. T_T
And some trees seem to be super low quality, like some LOD-related issue, dunno. I'll try to get screenshots of these too.

P.S. I haven't explored the entire map so there may be another spot like this with water, not sure.
